2001 Projects
Beacon Pointe
Beacon Pointe, a 59 acre mixed-use development on Service Center Drive, underwent complete renovation in 2001 by the Miller Valentine Group to include the addition of windows across front of the building, expanded parking, metal halide lighting and much more. This 102,850 square foot building was 50% leased as of October 2001 and built-to-suit opportunities still remain. Current tenants include the Cincinnati Enquirer and Arkay Industries.
Beckett Office Center
Beckett Office Center, located at SR 747 and Smith Road, consists of two 35,000 square foot office buildings: Phase 1 has 45 tenants, Phase 2 has 25 tenants with approximately 150 employees in all. Space is available for the construction of a third office building that will have 12,000-15,000 square feet of space.
Centre Pointe Office Park Building 2
Higgins Development Partners opened the second building of a multi-phase office park in 2001 and began construction on the third of four buildings. These four-story, 120,000 square foot, Class A Office buildings offer both multi-tenant and build-to-suit opportunities.
Cincinnati Time Systems
Cincinnati Time Systems, a value-added reseller of time, attendance and access control systems, leased an 8,000 s.f. facility located at 9959 Cincinnati-Dayton Road from Schumacher Dugan in November 2001. Cincinnati Time brings 20 new employees to West Chester Township.
Fifth Third Bank
Fifth Third Bank opened its Union Centre branch office at the corner of West Chester Road and Lakota West Drive in Spring of 2001.
Graybar Electric
Graybar Electric, a distributor of electrical and communications products to commercial users and utilities, moved into an existing building on Tradeport Drive in the fall of 2001. Graybar has approximately 38 employees.
Hyster Mideast
Hyster Mideast, a regional distributor of forklift trucks, material handling and waste reduction systems, expanded by almost 40 percent with the relocation of its corporate headquarters and Cincinnati branch to West Chester in June 2001. Formerly known as Bode-Finn Co., Hyster Mideast has served the tri-state since it was founded in 1934. Hyster relocated to a 44,000 square foot facility on Circle Freeway bringing 75 employees to West Chester Township. The project represented an $8.3 million dollar investment by Hyster Mideast.
J.P. Flooring Systems, Inc.
J.P. Flooring Systems, Inc., a full-service flooring company which caters to retail customers and building contractors, relocated its 41 employees to a new 100,000 square foot facility on Union Centre Boulevard in July of 2001. JP Flooring's new location was built by Schumacher Dugan Construction Company.
Lakota West Professional Building II
Lakota West Professional Office Building II, developed by North Ridge Realty on Union Centre Boulevard, will be ready for occupancy April 2002. The sister building is 16,556 square feet and was completed in April 2001. Building II is 20,023 square feet with each costing approximately $2 million. Building I tenants include Pediatric Care, Acuson, All About Health Chiropractic.
Mailender-Barnett
Mailender-Barnett is an independent, regional distributor of disposable paper and plastic products for UDF, Starbucks, The Gap, and Paul Brown Stadium. The privately-owned company was founded in 1936 with 35 employees. Mailender-Barnett constructed a 63,000 square foot building on a 10 acre parcel on Glades Drive. This project represents a $3.9 million dollar capital investment by Mailender-Barnett.
McSwain Manufacturing
McSwain Manufacturing provides contract precision machining and component assembly for industry groups such as GE and Boeing. McSwain purchased and renovated an existing facility at 382 Circle Freeway Drive. The building is 47,000 square feet on 4.4 acres. McSwain is transferring five employees from its Springdale facility and will create 52 new positions within the first three years of operation.
Overhead Door
Overhead Door moved its headquarters in December 2001 from Crescentville Road to an existing 90,000 square foot facility on Princeton-Glendale Road. The new logistics center will provide the garage door firm with an expanded showroom and more space for inventory such as entry doors and storm doors. Overhead Door signed a 10 year, $2.1 million dollar lease at the new facility and this site can accommodate a 57,000 square foot building expansion. The company brings with it 125 employees and plans to hire an additional 80.
Park 75 at Union Centre
Park 75 at Union Centre, owned by developer Opus North Corporation, broke ground for a distribution facility on 50 acres on Windisch Road in West Chester. Opus North acquired the property in August 2001 and construction is now underway with the first building containing 428,000 square feet . Once the first phase has been built, Opus North has laid out two options. They will either expand the first building to 801,000 square feet or build a second facility of 286,000 square feet. The first phase of Park 75 at Union Centre is scheduled for completion in March of 2002. Opus North is the third largest developer in the country and recently developed the new Cintas Center for Xavier University.
People's Community Bank
People's Community Bank relocated its corporate headquarters and opened a new bank branch at 6100 West Chester Road and celebrates its Grand Opening May 17th, 2001.
Premier Piano
Premier Piano, an exclusive dealer of Steinway & Sons pianos, leased 6,000 square feet of space in the new Brands Insurance Building on Allen Road in October 2001. Premier offers a full line of premier pianos and has an in-house concert room. Premier Piano is 1 of only 65 Steinway dealers in the United States. Approximately 99% of concert pianists perform on Steinways.
ProLogis
ProLogis, a West Chester developer, erected an 81,000 suare foot office/warehouse facility at 8950 Global Way in ProLogis Park during 2001.
Reading Rock
Reading Rock manufactures concrete paving stones, retaining wall block and related products for residential, commercial and industrial applications. The company currently employs 102 at this site and is one of West Chester's top 30 largest employers. In addition to its 4600 Devitt Drive location, the company operates facilities in Dayton, Columbus, Cleveland, Louisville, Indianapolis and Atlanta. Reading Rock expanded its West Chester facility by 35,000 square feet in 2001.
Redox
Redox moved into its new 9,003 square foot office space in Higgins Development's Centre Pointe Office Park in 2001 with 21 employees. Redox manages former Procter & Gamble products such as Oxydol and Biz Detergents and develops other name brand consumer cleaning products.
Sleep Inn
Sleep Inn, owned by Green Management of Centerville, Ohio, developed a 92-room hotel at 5944 West Chester Road near Muhlhauser Road. This 45,152 square foot hotel, opened in August 2002. Sleep Inn offers an indoor, heated pool, fitness center and meeting rooms.
Streets of West Chester (The)
Streets of West Chester (The), a mixed-use development at the southeast corner of Union Centre Boulevard and I-75, is being developed by Continental Real Estate, a Columbus-based developer. This 110-acre project features lifestyle retail and entertainment centers on both the east and west sides of the Union Centre Boulevard interchange center, along with housing and office space. Continental envisions a 425,000 square foot outdoor mall with three large anchors. The estimated cost of this project is $100 million. The expected completion date is Spring 2003.
Union Centre Pavilion
Union Centre Pavilion is a 25 acre retail development by Jeffrey R. Anderson, located at the corner of Union Centre Blvd. and SR 747. Upon full build out, the development will consist of a Bigg's Grocery, retail shopping space and four outlots. The lead anchor, Bigg's Grocery, opened a 69,000 square foot new concept grocery-only store in July 2001. The retail shopping center offers 76,000 square feet of available space. The center also is home to Jersey Mike's Subs, Hallmark, BoRics, Dollar Zone and Blockbuster Video. A Provident Bank branch will begin constructing a new 3,000 s.f. facility on an outlot late 2002.
Union Centre Square
Union Centre Square is a new retail center being developed by North Ridge Realty Group at Union Centre Boulevard and State Route 747. Anchor Associates announced plans to develop a freestanding 11,000 square foot Walgreens Drug Store near the northeast corner to be open in the spring of 2003. The addition of a CarX to this center was announced in October 2001 with construction to begin in Spring 2002. An additional 13 acres is available and a small retail center has been proposed.
Union Commerce Centre Building IV
Union Commerce Centre Building IV is the fourth flex-office facility constructed by K & W Development in this park on Windish Road. This 60,000 s.f. building was completed in the Fall of 2001.
United Healthcare
United Healthcare consolidated its Dayton and Cincinnati offices into a single location at 9050 Centre Pointe Drive in June 2001. The move to this 64,000 square foot office space accommodated the company's growth and 250 employees were relocated to this new facility.
United Rentals
United Rentals, a U.S. based equipment rental company with $3 billion in sales and 750 branches worldwide, moved into the former J.P. Flooring building in August of 2001. The West Chester facility will initially house 42 employees and grow to 60.
University Moving & Storage
University Moving & Storage moved into a new 63,000 square foot building being constructed by Schumacher Dugan on Union Centre Boulevard in December of 2001. This is a $2.8 million built-to-suit project. University Moving has 50 employees.
University Pointe
University Pointe, the new 75 acre medical center site in West Chester Township, opened an 11,000 s.f. diagnostic imaging facility on the 1st floor of their planned 80,000 s.f. three-story medical office building in September 2002. UC Physicians, a group of about 450 doctors affiliated with the University of Cincinnati are interested in expanding their presence in the suburbs northwest of Greater Cincinnati. Future plans for the site include 19 buildings housing pediatric services, a dialysis center, fitness center, and research center, with room for a 100-bed hospital, hotel, conference center, and other facilities. The total development cost of this project is estimated at $100 million dollars. West Chester will gain approximately 250 jobs from this project. Vogt Warehouse
Vogt Warehouse expanded to a 153,000 distribution facility at their 338 Circle Freeway location in 2001.
Voice of America Centre
Voice of America Centre, an upscale shopping district, is being developed by Midland Atlantic Properties. Midland Atlantic acquired this 75 acre site at the northeast corner of Tylersville and Cox Roads from the federal government for nearly $7 million, as part of the transfer of the former Voice of America property. Construction on this $50 million, 500,000 square foot mall begain in April 2001 and is expected to have its grand opening in March of 2003. A preliminary development plan shows approximately 400,000 square feet of retail space, including a grocery store, and nine outlots.
Wells Fargo Home Mortgage
Wells Fargo Home Mortgage consolidated tri-state branches and relocated its Middletown branch to a 15,400 square foot facility on Meridan Way in Duke's World Park at Union Centre. This office will process, close and underwrite loans for Kentucky, Ohio, Indiana, and West Virginia and house 125 employees. Wells Fargo moved in June of 2001.
Wingate Inn
Wingate Inn, a new business-oriented executive hotel, is being developed by HiFive Development Services on Tylers Place Boulevard near Wetherington Golf & Country Club. This 61,000 square foot architecturally-unique facility will offer a Class A banquet hall and conference center with a 400 person capacity targeting traveling executives. Ground was broken on this 5-acre site in October 2001. The facility is scheduled to open in November 2002. This project investment is $8,000,000.
